‘There’s Something About Mary’ Producer Frank Beddor Asks $6.5 Million for Secluded Contemporary in Los Angeles

YOUR MAMA’S NOTES: A gated mini-compound tucked into a thickly wooded dale at the tail end of a gated cul-de-sac in the celeb-saturated Oaks neighborhood in the Los Feliz area of Los Angeles that’s owned per property records by “There’s Something About Mary” producer Frank Beddor is available outside the Multiple Listing Service for $6.495 million. Previous online listings we turned up describe the crisply clean-lined and redwood-sided residence as a modern version of an “Aspen Mountain House” or a “Contemporary Craftsman” while current digital marketing materials we perused describe it as “inspired by the Great Lakes of Minnesota and the Colorado Rockies.”

Lustrous, wide plank Brazilian walnut floorboards, broad expanses of art-friendly walls and numerous over-sized windows run throughout the integrated living and entertaining spaces of the snazzy and sleek yet comfortably unpretentious main residence. The lofty, window-lined living room has a vaulted ceiling and imposingly sized fireplace, the commodious dining room is completely open to a decidedly spare but deluxely appointed all-white and stainless steel kitchen, and a cozily proportioned den/family room has two magnificently huge but unfortunately not equally sized windows filled with verdant and rustic wooded views. There are three bedrooms and three bathrooms in the main house, according to listing details, plus a detached and self-contained studio-style guesthouse. A guest bedroom on the main floor of the main house makes use of a petite but chic concrete-walled hall bathroom while a sky-lit staircase leads to the upper floor where there are two tree house-like bedrooms. One of the upper floor bedrooms has exclusive use of a minimalist-minded hall bathroom and the high-ceilinged master suite is ample enough to comfortably accommodate a sitting area and incorporates a bathroom ringed by huge windows that look out over the backyard and surrounding treetops.

Glass sliders in the kitchen and dining area glide open to a dining and lounging terrace that runs along the back of the house and steps ups to a tree-shaded faux-grass patch where a couple of swings are charmingly hung from a tree branch. Privately positioned up the hill from the main house beyond the faux-lawn and swings is the guesthouse that features a long and slender open-plan living/sleeping space, an itty-bitty kitchenette and dining area that opens to a small patio, and a bathroom where glass sliders lead to a lovely if less than ideally only semi-private outdoor shower space.

In addition to being available for purchase outside of the Multiple Listing Service, the mini-compound was listed as a luxury rental on the open market from late October 2015 through late January 2016 at a well-financed-tenants-only rate of $17,000 per month.

We’re not sure how much land is included in the current off-marketing offering but a careful perusal of property records indicates Mister Beddor, a former world champion freestyle skier, stuntman, and New York Times best selling author of “The Looking Glass Wars” series, owns five contiguous parcels that all together, according to our rudimentary calculations, encompass 1.99 acres. Three of the parcels, where the main residence and guesthouse are located, appear to have been acquired August 2001 for an undisclosed amount from none other than Mister Brad Pitt whose long-time L.A. compound is just a few doors down as the crow flies. A fourth parcel, which property records we peeped indicate has a modestly sized 2 bedroom and 1 bathroom home standing on it, was acquired in September 2005 for $1 million and a fifth parcel, the largest one at 1.02 acres, includes a 1,381-square-foot residence, according to the L.A. County Tax Man, and was picked up by Mister Beddor in late 2008 for another $1 million.
