YOUR MAMA’S NOTES: Two kindly little Big Apple birdies got in touch this morning to let this property gossip know that Penny Marshall put her New York City penthouse pied-a-terre up for sale on the open market at $5.5 million. The 70-something-year-old Bronx-born Tinseltown veteran, who had a brain tumor removed in 2009 and underwent treatment for lung cancer in 2011 — her docs declared her cancer free in 2013 — acquired the approximately 1,800-square-foot Upper West Side penthouse in the early 1980s, according to the Real Deal, for an unknown amount. Current listing details show the empty and unfurnished two bedroom and two bathroom aerie — with all due respect to Miz Marshall — looks more than just little bit dumpy and dated. The penthouse sits atop a low-key but full-service pre-war apartment house that’s just about a block off upper Broadway and a quick half of a dozen more blocks from the usually thronged but scenically sited Boat Basin Café that overlooks the Hudson River. The co-operative penthouse transfers, according to listing details, with brawny maintenance fees of $5,096 per month.

A semi-private landing opens desirably to a proper foyer with stained glass transom above the doorway between the foyer and living room. The corner combination living/dining room measures a comfortably commodious 19 feet wide and 28 feet long with 11-plus-foot ceilings and an unfortunate mix of well-worn parquet and equally fatigued hardwood planks. A fireplace at the living room end of the room is surrounded by some sort of vexing decorative encrustment situation and sits between built-in bookcases that stop just short of the ceiling. French doors lead out to a generous 10-foot wide, wrought iron railed city-view terrace that wraps around two sides of the penthouse and has a fractured view of the Hudson River between and over the surrounding apartment houses. The neighboring kitchen, also accessible from the foyer, has a vaguely Arts and Crafts feel with a pressed tin ceiling, oak cabinetry and wooden countertops, muted blue and green tile backsplashes, and standard rental grade appliances. An extension off the kitchen has pantry storage, convenient laundry hook-ups and service entrance.

A small vestibule off the bedroom corridor both divides and joins the lone guest bedroom and the penthouse’s only bathroom for guests, while the master bedroom, situated at the eastern rear of the penthouse for maximum separation from the rest of the living quarters, has French doors to the terrace, a full wall of probably handy-dandy but egregiously unattractive built-ins, a small walk-in closet and an unexpectedly roomy, single-sink master bathroom with two windows, a soaking tub and separate shower stall, and a closet-lined dressing area.

Property records reveal the nasal-voiced “Laverne and Shirley” star-turned-movie director (“Big,” “A League of Their Own”) and film producer (“Bewitched,” “Cinderella Man”), who is often seen with a signature pair of tiny pastel-lensed sunglasses perched precariously at the end of her nose, has long maintained a residential base in the star-studded Outpost Estates neighborhood in the foothills above Hollywood where she owns a premium, 1.33-acre hillside lot with parking lot sized gated motor court, unobstructed city views, and a 9,561-square-foot mid-century Mediterranean mansion that contains, per the L.A. County Tax Man, eight bedrooms and 10 bathrooms.
