Are Insiders Selling Essex Property Trust, Inc. (NYSE:ESS) Stock?

We've lost count of how many times insiders have accumulated shares in a company that goes on to improve markedly. The flip side of that is that there are more than a few examples of insiders dumping stock prior to a period of weak performance. So before you buy or sell Essex Property Trust, Inc. (NYSE:ESS), you may well want to know whether insiders have been buying or selling.

What Is Insider Selling?

It is perfectly legal for company insiders, including board members, to buy and sell stock in a company. However, rules govern insider transactions, and certain disclosures are required.

We would never suggest that investors should base their decisions solely on what the directors of a company have been doing. But equally, we would consider it foolish to ignore insider transactions altogether. As Peter Lynch said, 'insiders might sell their shares for any number of reasons, but they buy them for only one: they think the price will rise.

The Last 12 Months Of Insider Transactions At Essex Property Trust

In the last twelve months, the biggest single sale by an insider was when the President, Michael Schall, sold US$778k worth of shares at a price of US$290 per share. So it's clear an insider wanted to take some cash off the table, even below the current price of US$328. As a general rule we consider it to be discouraging when insiders are selling below the current price, because it suggests they were happy with a lower valuation. Please do note, however, that sellers may have a variety of reasons for selling, so we don't know for sure what they think of the stock price. This single sale was just 6.6% of Michael Schall's stake.

Over the last year, we note insiders sold 6685 shares worth US$1.9m. Essex Property Trust insiders didn't buy any shares over the last year.
