How home sales around the Rock Hill region stack up to the rest of the Charlotte area

A quarter of the way through 2024, the outlook for buyers and sellers throughout the Charlotte region vary considerably by where they call — or want to call — home. It’s the same within the Rock Hill region.

So how do local cities and towns compare? Canopy Realtor Association released new data last week comparing 16 counties and 29 cites, towns or small areas in the Charlotte metro area.

The information covers home, town home and condo sales.

Here’s how the first three months this year stack up against neighboring communities, and against sales from the same time last year:

York County is second only to Mecklenburg County, home to Charlotte, in new listings (1,168) and closed sales (864) in the first quarter. Lancaster County ranks No. 7 in sales (337) and No. 8 in new listings (439).

Rock Hill is No. 5 for new listings (426), followed by Fort Mill at No. 9 (322). Rock Hill also is best in the region for sales at No. 6 (299). Lake Wylie (No. 9; 224) and Fort Mill (No. 10; 219) also rank in the top 10.

The $400,000 first quarter median sales price in Lancaster County ranks No. 4 in the metro. York County is No. 7 at $378,000. Chester County at $227,500 ranks No. 14.

Lake Wylie has the highest median sales price in the area at $517,950. That figure is No. 7 in the region. No other area community ranks better than No. 12, where Fort Mill homes sold for $462,500.

First quarter sales compared to last year

Only four counties saw more sales this first quarter than in the same span last year, and none were in South Carolina. York County sales were down 1.3%, and rank No. 6. Lancaster County sales dropped 11.1% (No. 12) while Chester County dropped 27.5% (No. 16).

Chester County was highest among Rock Hill region counties for median price change compared to last year. The 4.7% increase (No. 9) was better than the 2.2% in York County (No. 12) or the 1.7% drop in Lancaster County (No. 14).

New listings rose 7% in York County in a year (No. 9), compared to 1.4% in Lancaster (No. 13) and a 4.9% drop in Chester County (No. 14).

Sales growth was highest in the city of York at 24.8%, fourth best in the Charlotte metro. Clover was No. 9 at 15% and Tega Cay ranks No. 11 at 9.4% growth.

York was fifth best in the Charlotte metro with a median price increase of 14.3% compared to first quarter of last year. No other local area fared better than Fort Mill at No. 13, with a 6.9% increase.

Clover was the only area community in the top 10 for growth in new listings. The 16.7% increase there is No. 9 in the metro.

Bottom of the leaderboard

Tega Cay is the lowest ranked community listed in three categories. The 58 first quarter sales and 75 new listings in Tega Cay each ranked No. 29. So did the city’s median price change from first quarter last year to this one, at -15.7%. The only other area spot at the bottom of the rankings is the Chester County sales figure, where 58 sales in the first quarter is No. 16 among counties.

Others near the bottom of the metro rankings include the Chester County median sales price this year ($227,500) and year-to-year change in new listings (-4.9%), plus the Lancaster County median price change (-1.7%). All three of those ranks were No. 14 out of 16 counties.

Among the 29 communities, Clover sales this year and Fort Mill growth in new listings each ranked No. 25. New listings in Clover and sales growth in Lancaster ranked No. 26, and new listings growth in Lancaster ranked No. 28.
