The property first made California wine history in 1976 when the vineyard’s original owners, the Barrett family, won the “Judgment of Paris” wine competition and catapulted California and Paso Robles to wine-fame, Heinzen said.

“This property is a remarkable Paso Robles treasure, offering a unique blend of historical significance, modern luxury and incredible potential,” Heinzen said in a news release. “For anyone looking to make a name in the wine industry, 115 Booker Road is an absolute must-see.”

Benoit Touquette, a Napa winemaker, has been at the property for three years and did a series of renovations — including the installation of a brand-new agricultural well — with the hopes of starting a high-end vineyard project, according to Jenny Heinzen of Vineyard Professional Real Estate.

Heinzen told The Tribune the addition of the new well is the third on the property.

“The new well is now a bigger agricultural well,” Heinzen said. “This would be more than sufficient for the vineyard to replant and have lots of water.”

Heinzen said Touquette originally bought the property with the intentions of starting a grape-growing project there, and he only decided to sell it when another, larger space became available.

According to Heinzen, Touquette’s work turned the property into a blank slate for anyone looking to launch a vineyard project.

This, along with the vineyard’s southern-facing sun exposure and its high quality soil make the property highly valuable, she said. The vineyard was first planted in the early ‘90s, and past crops have included syrah, grenache and mourvedre grapes, Heinzen said.

The property also has views of Niner Wine Estate’s Heart Hill Vineyard and the surrounding hills, according to Heinzen.

Along with impressive vineyard potential, the property also includes a 1,740-square-foot main house with three bedrooms and a separate studio and a barn. Both the main house and the studio are fully furnished, Heinzen said.

According to Heinzen, there is also a mobile home on the property has a separate address — 119 Booker Road — and would be part of the purchase of the property, allowing buyers to expand to add an additional building to the property if they desired.

The buildings currently operate as vacation rentals managed by Digs Vacation, which schedules stays at the vineyard a few months in advance, according to Heinzen.

Heinzen said when someone buys the property, they would have the option of continuing the rentals or stopping the scheduling of an additional stays and moving into the house themselves.
