$2M homes, an iconic Fort Mill site and an 11,000-acre sale top Rock Hill region deals

Multimillion-dollar home sales hit a high point in May, when three deals in the Rock Hill region topped $2 million each.

Last August is the only other month that had three York, Lancaster or Chester county sales at that price point, according to land records reviewed by The Herald. From the start of last year through April, the region had nine home sales at $2 million or more.

The three top May sales were the highest since a Lake Wylie home sold in early January for $3 million.

Big property sales around Rock Hill region

Weyerhaeuser Co. sold $31.9 million of Chester County property May 2 to Newberry Timber. The 36 land parcels combine for more than 11,700 acres. The sale comes after Atlanta-based Weyerhaeuser sold 450 acres for $1.1 million in Chester County to PFA US Silva in April.

Fort Mill closed on two former Springs office buildings downtown, which will become a town hall and police station. Online land records don’t list the price, but Fort Mill Town Council voted to issue up to $29 million in bonds for the project. The town announced the deal was finalized on May 30.

The town will sell its town hall and police station when staff moves into the newly bought buildings at 123 and 205 N. White St. The Herald reported details of the deal in early March.

The buildings were part of the Springs empire that employed much of the town in decades when the region relied heavily on textile mills.

A Bailes Ridge commercial property in Indian Land sold May 22 for $10.8 million. The almost 50,000-square-foot office built two years ago at 9499 Old Bailes Road belongs to Jagmaar Flower No. 2 out of Mooresville, North Carolina. Rubicon Fund 4 sold the site.

A more than 78,000-square-foot industrial warehouse site in Fort Mill sold May 10 for $7.3 million. The sale involves three parcels at almost 4 acres. A Charlotte company bought the 3705 Centre Circle property near the intersection of Springhill Farm Road and S.C. 51. That spot, not far from Carowinds or the North Carolina state line, is part of major road widening work planned through York County’s one-cent sales tax program, Pennies for Progress.

MT Land Vista out of Charlotte bought 176 acres of Lake Wylie property from Marsh Realty Co. on May 10 for more than $5.6 million. The property at the head of Mill Creek sits just southwest of the S.C. 274 and Pole Branch Road intersection. There have been several new subdivision proposals on that site, but it hasn’t been developed due to county push back in recent years on the traffic impact.

The Keller Williams office at 901 Dave Gibson Blvd. in Fort Mill sold May 7 for $5.4 million. The more than 15,000-square-foot building on 2 acres is near Gold Hill Elementary School and Gold Hill Middle School. Coppola Associates, based in Fort Mill, bought the building from SPJ Holdings.

Homebuilder D.R. Horton bought property for the Fergus Crossing subdivision in York. The $3.9 million May 30 sale at 419 Court House Ave. is east of Alexander Love Highway and north of Old York Road.

On May 6, Renewable Energy Development bought 52 acres at U.S. 521, or Charlotte Highway, and Laurel Hill Road. The property is just north of the Promenade at Carolina Reserve shopping center. The Indian Land company on Jim Wilson Road now owns four connected properties in the area.

Almost 45 acres at 1345 Hall Spencer Road sold May 23 for $3.5 million. The southern Rock Hill site has an almost 118,000 industrial building on it. A Houston company bought the property that sits between Hall Spencer and a rail line from Schuff Steel Co.

Lennar Carolinas bought 28 more new home lots in the Elizabeth subdivision. Most of them are on Turkey Roost Road, with a couple on Box Turtle Drive. All are in the neighborhood under construction off Fort Mill Parkway. The May 22 sale for $3.5 million swaps the properties from an affiliated Lennar company.

Tutelage Holdings out of Charlotte bought almost 3 acres of office property in Fort Mill on May 21 for $3 million. The combined 14,700 square feet of space at 349 Patricia Lane was built in 2020, listed as daycare and dental clinic offices. It’s off S.C. 160 West between Fort Mill and Tega Cay in the Dave Gibson Boulevard and Dam Road area.

A Connecticut chemical company bought manufacturing property right beside the Rock Hill airport. The almost 6-acre site at 400 Bryant Blvd. sold May 13 for $2.6 million. MacDermid Inc. is the new owner. A company website lists MacDermid as a specialty chemicals company that works with electronics, semiconductors and other applications.

Two Lancaster County properties that combine for 270 acres sold May 3 for more than $2 million. They include a 836-square-foot car wash built in 2011 at 1754 Airport Road and a 2,896-square-foot car wash built in 1987 at 409 Hwy. 9 Bypass. Harper Properties in Lancaster is the new owner.

Reid Hills out of Concord, North Carolina, bought more than 144 acres of farm land off Interstate 77 in south Rock Hill for $1.9 million on May 20. The site is between the interstate and Reid Road, just south of the Mt. Holly Road interchange. It’s near where several large development projects have been proposed in recent months, including a large cold storage facility off Lazy Hawk Road.

God’s Blessing Acres in Lancaster bought 168 acres on Camp Creek Road in the city May 29 for $1.9 million.

Lennar Carolinas bought two residential properties at 5677 and 5681 Soft Shell Dr. in Indian Land. The May 30 sale was for $1.8 million.

Homebuilder Taylor Morrison bought 11 Sugar Creek Road lots in Indian Land May 20 for $1.6 million. It’s part of a new subdivision off Harrisburg Road.

An auto dealership at 7491 Kershaw Camden Hwy. in Kershaw sold May 20 for $1.5 million. The 5-acre site includes an auto showroom, service garage and warehouse built in 1978. JSM Enterprises out of Indian Trail, North Carolina, is the buyer.

Almost 2 acres of commercial property at 1801 Great Falls Hwy. sold May 23 for $1.5 million. It includes a 9,300-square-foot Family Dollar store built in 2021.

The Founders Federal Credit Union site at 2760 Home Depot Blvd. in Rock Hill, just off the Interstate 77 and Celanese Road interchange, sold May 7 for $1.4 million. A company called SRAM 1 out of Waxhaw, North Carolina, bought the almost 6,000-square-foot office built in 1998.

On May 9, 10 Haile and Booker streets homes in Rock Hill sold for almost $1.2 million. The properties are just south of Heckle Boulevard and Crawford Road. The new owner, Paul Brown, has several other properties including apartments in York County.
