    They said they could always become profitable if they wanted to, but they were in growth mode. Well, growth mode is over with their recent layoffs and plans to scale back expansion, so now it is time to show us the profits. It's going to take a miracle.

    Here's the salient question: Why did the CFO quit?

    1) Did she not want to pretend any longer that Refkid has a clue?

    2) Did she not want to perpetuate the misrepresentations in Comp press releases?

    3) Was Robby Rat-fug pressuring her to step over the line into fraudlandia?

    Here's what agents are telling me about the business:

    1) The increase in mortgage rates is stunning buyers into silence. (A $100,000 30 year loan costs $422 a month at 3%, and $600 a month at 6%.

    2) And this is the really interesting part: buyers already in contract are using the rise in rates as an excuse to break deals! Anyone with a "mortgage contingency" can legally void a deal and get their deposit back.

    This does not bode well for home sales.
