This stock is the crown jewel of REITs. Loblaws owns 67% of the REIT and is about 80% of the tenants. This stock is a super stable dividend payer. It will not show explosive growth but will just churn out cash. When inflation returns ... and it will ... Choice will grow with inflation plus 3-5%. I expect inflation to edge up slightly in 2021 and within 5 years we will see inflation at 5% to 10% to 15%. The US (or for that matter Canada or the rest of the World) cannot possibly pay off debt from growth. The only way to pay debt is to inflate our way out of it. Essentially ... devalue the debt by devaluing the currencies. This happened before when the US (Johnson) borrowed all the money for the Vietnam War and the Great Society. Mortgage rates went to 18-20% I had a fixed mortgage at 7% and rode out the inflation with 15% annual wage increases. Inflation paid for my house. In inflationary times all hard assets such as real estate, gold, silver, diamonds, art, collectible coins and even antiques and other collectibles rise with inflation+. Choice will ride through inflation with great increases in value.

This company is weird, they collected 90% of rents, rental income similar to last year and yet have a ~$95M loss this year to due a 'adjustment in fair value of properties' whatever that means. I thought RE prices were increasing...AFFO payout ratio is now 99%. Absurd.
