    Why does the preferred Keep sliding, does not make sense to me? I do not see any issues for ADC-PA on https://www.quantumonline.com/search.cfm , now paying over 6% ???

    Current price $70.84 crossed the resistance line at $70.78 and is trading between $75.32 resistance and $70.78 resistance lines. Throughout the month of 03/23/22 - 04/25/22, the price experienced a +11% Uptrend.     Both have great records and both should bring in some nice monthly dividends that raise Semi-Annual/Quarterly

    This doesn't seem to be a very popular message board. I don't know if that's a good thing or bad thing. At any rate I've been closing out positions in underperformers and taking gains that I don't see a lot of upside left and decided I wanted to put that money to work in an inflation protected sector like real estate. I also love monthly dividends so I've opened positions in SLG (Manhattan) WSR (Arizona/ Texas) and ADC (46 States) I've also have had a position in GOOD for over a year now which is commercial real-estate nationwide and they are rapidly expanding their industrial property portfolio. Real-estate is said to have made more millionaires than any other industry on the planet.

    Agree Realty Corporation today announced that its Board of Directors has authorized, and the Company has declared, a monthly cash dividend of $0.217 per common share. The monthly dividend reflects an annualized dividend amount of $2.604 per common share, representing an 8.5% increase over the annualized dividend amount of $2.400 per common share from the third quarter of 2020. The dividend is payable August 13, 2021 to stockholders of record at the close of business on July 30, 2021.

The monthly dividend reflects an annualized dividend amount of $2.724 per common share, representing a 9.8% increase over the annualized dividend amount of $2.480 per common share from the fourth quarter of 2020.     ADC has always been a long-term play. But a few years back its attraction was income, running a 7%+ divvy for years. In the last three years price has risen from 30s to 50s while the dividend remains around the same amount, so now yield is close to 4%. This has been a solid stock as a small company. As they grow, challenge is to keep up the earnings quality. Insiders will benefit from higher volume/lower profit margin, while investors only benefit from higher profit margin. We will see.
