Tyler Perry Lists Gargantuan Atlanta Mansion

YOUR MAMA’S NOTES: In case you didn’t already know it — and if we’ve said it once we’ve said it 97,000 times — ‘Chitlin’ Circuit’ playwright, cross-dressing actor and savvy movie industry mega-mogul Tyler Perry is an unrepentant real estate size queen of the highest order. Take as an example, children, a 17-acre estate in Atlanta that he just threw up on the open market — as we first heard from a PR gal at Redfin — with a $25 million pricetag. The X-shaped and massively massed, quasi-French Provincial-style pile, imperially perched on a high-rise along the Chatahoochee River about 10 miles northwest of downtown ATL, weighs in a positively palace-sized 34,688 square feet, according to current listing details, and encompasses seven bedrooms and 11.5 bathrooms.

The decidedly showy manse includes a double-height foyer with a splashy (and cliché) wrought iron railed sweetheart staircase and a chandelier the size of Toyota. The foyer spills directly into an also double-height reception lounge where a trio of extra-tall transom-topped glass doors open to a tightly balustraded terrace that overlooks the lake-sized swimming pool and assiduously maintained grounds that terrace down toward the river’s edge. The adjoining dining room, ringed by a hand-painted mural, also has a double-height ceiling, as does the family room that — buy our estimation — is far larger than many boutique hotel lobbies and has a second staircase to access the upper level private quarters. The family room connects through to a double-island kitchen fitted with elaborately pilastered cabinetry, every top-grade appliance known to chef-kind and at least three types of high quality countertops. There’s also a large library/den/man cave with paneled walls, a monumentally scaled carved stone fireplace and built-in wet bar, and online marketing materials also make sure to mention an underground ballroom with catering kitchen, a fully equipped fitness center and spa, and a professional-grade home theater with tiered seating and groin vaulted ceiling.

The robber baron-worthy estate also includes a caretaker’s suite, a guardhouse, something listing descriptions calls a “hobby house,” a lighted tennis court atop a double-decker parking garage and Las Vegas resort-style infinity edged swimming pool and spa. A generator is capable of powering the entire estate in the event of a power outage, and the property is protected by what listing details describe as a “Presidential-level security system.” That means any silly-Billy who rolls by in their Hyundai and gives one of the estate’s two secured entrance gates the side-eye are gonna get clocked by armed guards and, more than likely, recorded for posterity.

Believe it or not, this is not Miter Perry’s only super-sized residence in the Atlanta area or even the largest estate he owns in the metropolitan area. Our research shows he continues to own an approximately 17,000 square foot house in Fairburn that he custom built on 11.4 acres he bought in the spring of 2001 for just $62,661. Some of the children may recall that Mister Perry had the estate, which he grandiosely dubbed “Avec Chateau,” up for sale in early 2009 with an asking price of $3,625,000. (He also owns a neighboring 1.29-acre parcel as well as a third, three-acre adjoining property that includes an 8,572-square-foot residence with 5 bedrooms and 4.5 bathrooms.) In 2010 Mister Perry, via trust, shelled out $7.6 million for “Dean Gardens,” an epic 58-acre estate in Johns Creek replete with a private 18-hole golf course, helipad, two-acre lake, wedding chapel, amphitheatre, extensive formal gardens, a 10,000-square-foot carriage house and a horrendously opulent 32,000-square foot-mansion with 24-carat gold bathroom sinks, a 1950s-style diner and a 3,000-square-foot master suite. Mister Perry never occupied the much publicized property that had been on the market for 16 years before he bought it — the scuttlebutt says Michael Jackson made a rebuffed $26 million offer for the spread in 1995 — and last we heard the entertainment tycoon wants to sell it to a developer who would raze the monstrous mansion and replace it with 70-some much less extravagant homes arranged on a series of cul-de-sacs.

Mister Perry’s money-minting movie and television production empire is based in Atlanta, but he is no certainly stranger to the Tinseltown property merry-go-round. Once upon a time he owned a two-bedroom and 2.5 bathroom oceanfront house in Malibu — sold in April 2007 for $4.8 million — and more recently, in October 2012, he dumped a nearly 9,000-square-foot über-contemporary high above the Sunset Strip at the top of the Bird Streets ‘hood for $11.25 million. That feat of highly sexed architecture has — or had when he sold it — such necessities as a nightclub, a glass floor over a wine cellar and a curved and mirrored window in the billiards room that peers into the depths of the swimming pool. He sold that house, we presume, because he custom-built a much more traditional, 22,000-ish-square-foot mansion on more than 22 acres in a gated enclave above Beverly Hills’ Coldwater Canyon that, like the Atlanta mansion he’s got for sale, is also built in the shape of a gigantic X.

According to Atlanta-based property gossips Mister Perry plans to build himself a new mansion on a 1,000-plus-acre tract of land he owns west of Atlanta, not too far from the Six Flags amusement park. It was also recently revealed that Mister Perry’s current studio complex in the Greenbrier area of southwest Atlanta will be sold if and when he’s able to seal the deal to acquire a big chuck of the U.S. Army’s defunct Fort McPherson.
