A Look At Bluerock Residential Growth REIT's (NYSEMKT:BRG) Share Price Returns

It is doubtless a positive to see that the Bluerock Residential Growth REIT, Inc. (NYSEMKT:BRG) share price has gained some 31% in the last three months. But that doesn't change the reality of under-performance over the last twelve months. After all, the share price is down 37% in the last year, significantly under-performing the market.

Because Bluerock Residential Growth REIT made a loss in the last twelve months, we think the market is probably more focussed on revenue and revenue growth, at least for now. When a company doesn't make profits, we'd generally expect to see good revenue growth. Some companies are willing to postpone profitability to grow revenue faster, but in that case one does expect good top-line growth.

In the last twelve months, Bluerock Residential Growth REIT increased its revenue by 9.8%. That's not a very high growth rate considering it doesn't make profits. Given this fairly low revenue growth (and lack of profits), it's not particularly surprising to see the stock down 37% in a year. It's important not to lose sight of the fact that profitless companies must grow. But if you buy a loss making company then you could become a loss making investor.

What About Dividends?

When looking at investment returns, it is important to consider the difference between total shareholder return (TSR) and share price return. The TSR incorporates the value of any spin-offs or discounted capital raisings, along with any dividends, based on the assumption that the dividends are reinvested. Arguably, the TSR gives a more comprehensive picture of the return generated by a stock. In the case of Bluerock Residential Growth REIT, it has a TSR of -32% for the last year. That exceeds its share price return that we previously mentioned. And there's no prize for guessing that the dividend payments largely explain the divergence!
