KBRA Assigns Preliminary Ratings to Benchmark 2021-B30

NEW YORK, October 25, 2021--(BUSINESS WIRE)--Kroll Bond Rating Agency (KBRA) is pleased to announce the assignment of preliminary ratings to 17 classes of Benchmark 2021-B30, a $952.3 million CMBS conduit transaction collateralized by 38 commercial mortgage loans secured by 50 properties.

The collateral properties are located throughout 23 MSAs, of which the three largest are Boston (19.8%), New York (17.8%) and Philadelphia (8.5%). The pool has exposure to all major property types, with three types representing more than 15.0% of the pool balance: retail (29.6%), office (27.2%), and multifamily (15.1%). The loans have principal balances ranging from $2.7 million to $95.0 million for the largest loan in the pool, One Memorial Drive (10.0%), which is secured by a 409,422 sf, Class-A, LEED silver-certified CBD office building located in Cambridge, Massachusetts. The five largest loans, which also include CX- 350 & 450 Water Street (9.9%), Townhouse on the Park (8.2%), The Veranda (7.4%), and 1100 & 850 First Street NE (6.8%), represent 42.2% of the initial pool balance, while the top 10 loans represent 62.1%.

KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts' evaluation of the underlying collateral properties' financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 10.0% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 46.4% less than third party appraisal values. The pool has an in-trust KLTV of 101.3% and an all-in KLTV of 108.9%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
