Alexis Bledel and Vincent Kartheiser Sell Duplex Penthouse in Brooklyn

SELLERS: Alexis Bledel and Vincent Kartheiser
LOCATION: Brooklyn, NY
PRICE: $1,320,000
SIZE: (approx.) 1,000 square feet, 1 bedroom, 2 bathrooms

YOUR MAMA’S NOTES: A petite and enviably airy penthouse atop a liberally embellished eight-story Queen Anne style co-operative apartment house that dates to 1885 in New York City’s historic Brooklyn Heights ‘hood was recently sold by married actors Alexis Bledel and Vincent Kartheiser for $1.32 million. Property records aren’t clear as to whether it was Bledel or Kartheiser who purchased the penthouse in March 2011 for $760,000 — it’s unlikely it was co-purchased since they were not romantically linked until after the “Gilmore Girls” star took a guest turn on “Mad Men” in 2012 — but listing details and other online resources show the one bedroom and two bathroom pad measures in at about 1,000-square-feet plus a 500-square-foot roof terrace.

The small, smartly arranged apartment includes a closet-lined entrance hall that leads to a central living room with voluminous 18-foot ceilings, custom built-ins, and glass sliders that open to a slender Juliet balcony. Newly refinished chocolate-brown hardwood floors anchor the vast expanses of art-friendly bright white walls and the penthouse’s windows are fitted with motorized shades that eliminate all the usual pesky physical labor required to modulate light and privacy when one is forced to pull drapes and lower shades manually. The adjoining dining area, which in a pinch could be converted to an awkwardly located and itty-bitty second bedroom, has green-tinted frosted glass folding doors to close it off from the living room and double pocket doors to close it off from the compact and unfortunately windowless but none-the-less efficient and snazzily-equipped kitchen that sports seal grey travertine tile floor, honed black granite countertops on lustrously lacquered snow-white cabinetry, and a costly array of name-brand stainless steel appliances. The penthouse’s lone loft-style bedroom overlooks the living room and features motorized curtains to make it more private while the marble-clad and once again windowless attached bathroom offers a double sink vanity and tootsie-warming heated floors. A sculptural floating staircase continues up from the bedroom as it makes its vertiginous, almost Escher-esque switch-back path to a private terrace with lovely over-the rooftops views of the lower Manhattan skyline.

In the fall of 2004 Mister Kartheiser paid $547,000 for an apartment-sized house in a conveniently central if remarkably unassuming pocket of Hollywood that he had revamped by clever designer Funn Roberts who transformed the 603-square-foot cottage into what listing details described as a “deconstructed modernist pad” with a bed fancifully mounted on a pulley system that allowed it to be raised up into the vaulted ceiling to create more floor space. The property came up for sale at $808,000 in July 2014 — about a month after the couple tied their romantic knot — and sold three months later for $650,000. As for Bledel, she bought a 1,180-square-foot two-bedroom and 2.5 bathroom townhouse-type condo in the Westwood area of L.A. in January 2012 for $470,000 that she sold in March 2015 for $650,000, well above its $615,000 asking price. We can’t claim any inside intel but even though Bledel and Kartheiser have both owned modestly sized residences in the past, if this property gossip were the wagering type — and we’re not — we’d bet the proverbial farm the cute-as-a-button couple decamped their petite penthouse in Brooklyn for larger and more family friendly digs.
